Holiday Homes are short-term rental properties that provide an alternative to hotels for tourists and travellers.

What are the advantages of using Holiday Homes compared to long-term rentals?

Holiday Homes offers greater flexibility, potentially higher yields and the opportunity for personal use of the property.

How much time does it take me to manage a property on a short-term rental?

Short term rentals are very time consuming and require daily activity to ensure perfect service for guests. However, our team takes care of everything for you and you just check the earnings at the end of the month.

Will my property be destroyed if there are a large number of guests rotating through it?

We carefully check the condition of the apartment upon the departure of each guest and in case of damage caused by the guest, we deal with this damage by immediate repair and it is paid from the deposit paid by the guest. The property is therefore always under our control compared to long-term rentals and defects are dealt with in a timely manner.

How to choose the right property manager?

A real estate lawyer should have experience, good references, transparent contract terms and offer comprehensive services.

How much does it cost to get started with a short term rental property in Dubai?

Start-up costs for short-term rentals include licensing fees, preparing the property according to criteria, marketing expenses and more. At RentDubai we start from AED 4900.

How can I enter into a property management agreement?

You can conclude a property management agreement by contacting the property manager, who will prepare and explain the terms of cooperation.

What are the duties of a property manager?

The Property Manager handles maintenance, tenant communications, financial administration, local code compliance and more.

Repairs and maintenance are carried out by the manager, who coordinates the work with the contractors and informs the owner immediately about the condition of the property.

The selection of guests is based on strict criteria to ensure the safety and reliability of the tenants.

How long does it take to find tenants?

The time to find tenants depends on the location, season and attractiveness of the property, usually within a few days.

How often are property inspections performed?

Inspection of the property is carried out regularly after each guest departure and during any maintenance or repair.

How do we deal with any repairs / damage to the property?

Repairs and damages are dealt with immediately using our experts.

How do we do financial reporting for owners?

Financial reporting is performed monthly, and includes a detailed overview of the income, expenses, costs and revenues of the property.

What are our rental earnings?

Rent earnings are paid on a contractual basis, usually monthly or as agreed, less management fees, directly into your bank account.

How do I book a holiday home in Dubai?

What is the minimum length of stay?

Minimum length of stay is usually 3 nights but may vary depending on the property and season.

What are the cancellation conditions?

Within 30 days prior to arrival you can cancel your reservation free of charge and we will refund you in full.

Are cleaning fees included?

Yes, final cleaning is included in the rental price. Extra cleaning services can be ordered at an additional cost.

Is it necessary to pay a security deposit?

Yes, a security deposit is required in case of damage to the property. The standard amount is 2000AED.  However, the amount of the security deposit may vary depending on the specific property.
